Michael V. Sanders is the principal of Coastline Realty Advisors, with over 43 years experience in the appraisal and valuation of real property. As a principal of Bell Anderson & Sanders and previously as Director with the Real Estate Damages Practice at PricewaterhouseCoopers, his primary focus over the past 20+ years has been real estate damage economics, property value diminution, and appraisal litigation support. He has been retained as an appraisal expert in hundreds of cases, and is qualified as an expert witness in multiple venues, currently licensed as a Certified General Appraiser in the state of California.

Mike Sanders started his career as an associate with Paul Kloster in the early 1980’s, subsequently managing an appraisal office for TRW Appraisal Services before returning to private practice in 1987 with Coastline Group. In 1997, he was recruited to join the new Real Estate Damages practice at Price Waterhouse, leaving PricewaterhouseCoopers in 1999 to form Bell Anderson & Sanders, a boutique firm specializing in real estate damages. Since 2014, he has been a principal of his own firm, Coastline Realty Advisors.

A graduate of Cal State Fullerton in 1981, Mike subsequently attained the MAI and SRA designations from the Appraisal Institute, and is also a member of the International Right of Way Association (IRWA) and Forensic Expert Witness Association (FEWA).

Publications include several articles in periodicals including The Appraisal Journal, Valuation, Right of Way, California Lawyer, Orange County Lawyer and San Francisco Law Review. He jointly authored the Appraisal Institute text Real Estate Damages: Applied Economics and Detrimental Conditions (second edition), and was a contributor to Applications in Litigation Valuation: A Pragmatist’s Guide. Mike’s 2018 article on the topic of Market Value won the Appraisal Institute’s annual Swango award for Best Article by a Practicing Appraiser.
